What is equity, and how much do you have?

Equity = property value – amount owing on your mortgage principal

Keep in mind that your property value isn’t just the price you paid when you bought the place – it also includes any capital gains from making improvements to the property, or from increased demand in your local area.

How can you use your equity to refinance?

There are a few ways that your equity can be used, depending on your refinancing goal. Generally, your equity will play a similar role to that of your deposit when you first took out your home loan – providing security and reducing the lender’s financial risk.

If you’re refinancing your existing loan to lower your interest rate, whether so you can enjoy more affordable mortgage repayments, or so you can pay back your loan’s principal more quickly, the more equity you have available in your mortgage, the more security you’ll offer your lender, and the lower an interest rate you’re likely to receive. You may also qualify for loans with access to useful features such as offset accounts and redraw facilities, which can provide further flexibility and options for managing your finances.

Example:

Jacob considers refinancing his home loan by switching to another lender with a lower interest rate. Because he has more than $120,000 in equity available (the minimum 20% deposit required to avoid paying Lender’s Mortgage Insurance), he qualifies for one of his new lender’s low-interest loans with an offset account and a redraw facility, so he can enjoy greater flexibility from his personal finances.

If you’re refinancing in order to borrow more money, such as when you want to upgrade to a bigger house, the equity in your current home loan can serve as the deposit on a new home loan, with all of the same requirements.

Keep in mind that a new home loan comes with new fees, charges and expenses such as stamp duty, which often average to around 5% of the purchase price. Take this into account when estimating what you may be able to afford.

Example:

Jacob considers selling his current place and buying a new one in a better area, which will require refinancing his mortgage and borrowing more money.

With $300,000 in equity available, and assuming that his new loan will require a minimum 20% deposit to avoid Lender’s Mortgage Insurance (LMI), Jacob could theoretically buy a place worth up to $1.5 million… assuming he can afford the repayments and the costs of refinancing!

To hopefully keep his finances more manageable, Jacob instead looks at homes worth up to $1.2 million, using $240,000 of his equity as a deposit and keeping the remaining $60,000 available to cover the other costs.

It’s also possible to keep your current home loan and property, and to use your equity to fund the purchase an investment property. However, in this case, you likely won’t be able to put all of the equity in your current loan towards taking out a new one – many lenders require you to maintain a minimum Loan to Value Ratio (LVR) in your mortgage to help limit the financial risk involved. You’ll need to take LVR into consideration when determining the amount of usable equity in your home.

Example:

Another option for Jacob is to use the equity in his home to take out a second mortgage to purchase an investment property. Because Jacob’s lender requires that he maintains a minimum LVR of 80%, his property value for determining his usable equity effectively becomes $480,000 ($600,000 – 20%). This in turn means that Jacob’s usable equity is only $180,000, rather than the original $300,000 figure.

Assuming Jacob’s second mortgage requires a 20% deposit to avoid LMI, he could potentially buy an investment property valued at up to $900,000, but it may be more affordable to look at $720,000 properties, using $144,000 as the deposit and keeping $36,000 to cover the other expenses involved.

Another option is to take out a home equity loan, also known as a line of credit, where you borrow money from your lender using the equity in your home loan as collateral. This line of credit could be used to finance a home renovation, to buy a new car, or to pay for a dream holiday.

Much like the previous investment property example, you may be limited on how much you can borrow in a home equity loan, as your lender may require you to keep a certain percentage of your home’s value invested in the property in order to secure the mortgage.

Example:

Another option for Jacob is to use his equity to pay for that big round-the-world trip he’s always wanted to go on. As previously determined, he has $300,000 of equity in his home loan, but only $180,000 of this is usable equity.

By approaching his lender and organising a home equity line of credit, Jacob can set off on his trip, armed with what is effectively a credit card with a $180,000 limit.

ASIC Warns Consumers Of Banking Scam

The Australian Securities and Investments Commission (ASIC) has recently warned the public about scammers claiming to be from ASIC.

The announcement was made in connection with the recent activities of Luxembourg Offshore Banking, also known as LUXOSB.  These scammers assert that withdrawals are being processed or withheld by ASIC. Luxembourg Offshore Banking and LUXOSB Limited also claim to offer an investment program called ExpertKonek, through an online trading platform relating to stocks, foreign exchange, cryptocurrencies and indices markets. In reality, neither of these brands are licensed or authorised in Australia to provide financial services. They are also not regulated by ASIC.

According to ASIC, customers are asked to provide proof of ID such as photocopies of a passport and proof of address such as a utility bill, to activate a personal “trading account.” ASIC urges anyone who receives unexpected contact from these entities to simply hang up or delete the email and block the sender. Consumers should contact their bank or financial institution if they have been targeted by the scam or if their bank account has been compromised.

“These are sophisticated scams convincing people to part with their money and provide personal information. The public [needs] to be extremely cautious of these scams and contact their financial institution if they believe their money may be at risk,” said ASIC Commissioner Sean Hughes.

Luxembourg Offshore Banking and LUXOSB Limited are based overseas despite claiming that they are associated with a company in Australia.

Watch Out For These 4 Housing Market Scenarios This Year

They say the New Year brings an opportunity for things to improve, but market watchers are not getting their hopes up for Australia’s housing market as conditions remain dire.

In a market forecast, CoreLogic head of research Tim Lawless said there are four scenarios that are likely to play out over the course of 2019, with the general downturn still continuing throughout the year.

The housing downturn in Sydney and Melbourne will continue to be the main culprit of the housing downturn. On the other hand, while other capital cities are expected to lose some momentum, they are likely to witness positive growth in nominal terms. “There will be a few exceptions: with the improving trend in Darwin, it looks likely the top end market will continue what is likely to be a long and gradual recovery in 2019, while the Perth market could also move back into positive growth territory through the year,” Lawless said.

On the home loan front, tight credit conditions are expected to persist, limiting housing market activity to below-average levels. The unfavourable lending environment will also discourage potential homebuyers from breaking into the market. The strict lending conditions will also have a negative spillover into consumer sentiment, which is already projected to weaken as Australia approaches a federal election.

The third likely scenario is the continued downturn in the new unit market, particularly in Sydney and Melbourne. This is due to weaker conditions across the two markets brought about by slowing migration rates from both overseas and interstate, fewer domestic and overseas investors, low valuations for off-the-plan unit settlements and overall tougher lending conditions.

Despite these discouraging market projections, one part of the market is likely to buck the trend. Lawless said lifestyle markets along the coastline and hinterland locations adjacent to the major capitals will remain a bright spot in the market as they continue to see strong demand from a variety of market segments.

While growth conditions will not be as stellar as last year, values are expected to trend higher throughout 2019.

Western Australia’s mortgage ‘delinquents’: The stories behind the stats

Ms Meerman’s team of three counsellors based at Midlas in the Midland CBD helped Perth’s north-east deal with more than $50 million worth of debt last financial year. In the past six months, half of their clients were having issues paying off their mortgage. Mortgage delinquency occurs when someone falls more than 30 days behind on their home loan repayments.

Despite slight improvements on delinquency rates across the country and in WA, it remains a rampant issue. Recent figures from Commonwealth Bank suggest more than 1.5 per cent of its WA customers were in arrears on their home loan, second only to the Northern Territory.

Moody’s April 2018 mortgage delinquency map showed four of Australia’s worst performing regions were in WA: the WA outback, the Wheatbelt, Mandurah and Perth’s north east, which includes Midland. While the numbers paint a concerning picture, behind them are thousands of families who have experienced job losses or sickness, which is causing huge financial strain and serious mental health issues.

 

“It is really sad and most of these clients coming into me, they’re in their 50s or early 60s, they have worked their whole life, they’ve never been out of a job this long.

“It’s about their identity as a person and they feel like they’re failures. They’re facing bankruptcy, they’re at the end of their life with nothing to show for a lifetime of work.”

Ms Meerman said these clients usually had great payment histories on their home loan and it was frustrating for her to see banks pursuing them relentlessly after missing payments.

 Construction woes trickle down to families

Waikiki resident Samantha*, her husband and teenage daughter are healthy but they were affected by the ailing WA construction industry.

Her husband lost his job in April for three months, which was a huge blow to the family income.

“It wasn’t his choice to lose the job … he works with timber and that feeds the building industry and when that collapsed his company started retrenching people, he was sort of the last one on so the first one to go,” she said. The family’s mental health was strained from the financial stress coupled with the often crushing nature of job hunting her husband was going through.

“I think (my husband) applied for over 100 jobs. He would go for interviews, sometimes three at the same place and not hear anything.

“It got to the stage where he would’ve gotten a job in Welshpool, and travelled three hours a day just to have a job to pay the bills.

With the help of a financial counsellor both Samantha and Adam were able to get the bank off their backs and navigate their ways out of financial strife in ways they would have never thought of themselves.

Ms Meerman said falling behind on mortgage payments was a complex and stressful time, which is why the free service the financial counsellors network provides was so important.

She said the first thing they asked was whether the lack of income was because of illness or injury.

“If that’s the case you want to get onto your insurances ASAP. Not just insurances you know you’re paying for but the ones you might not know you have on your loans and with your super.

“Some people are insured for quite a lot of money through their super. They can pay out their house.

“I have seen people lose their house when they could have actually paid it out.”
